Since day one, I wanted to become a new home builder. After a long grind of saving money I saved up k. Even though I only plan to startup in years. Assuming i would only be working on my business. Is this the best way to start this type of a business? I was also thinking while selling this spec home, i would use it as show house maybe. In my region 2 story homes Sq are listed at around k - k which after talking to a real estate agent is what he suggested I build.

I might even do some of the work myself to save money, depending on how busy I am. Get good systems set up for billing and book keeping. Not sure about the spec. How is the market in the area?

Any hope to put it in a parade of homes or something? I know every areas different but around here they are only just lucky to break even. Now is a bad time to be a home builder unless you got a buyer lined up. Originally Posted by BCConstruction. Originally Posted by Jaws. Last edited by SoBBeN; at I assumed he was not throwing his whole nest egg into the house, if he built it. Your best bet would be to build something for yourself to live in. List it for sale during construction, if you sell it, Great!

If not live in it and list it again later. I agree with Warren on this one. I dont want to discourage you but I want you to understand the business. I built homes for 25 years, my whole family builds and develops. I started in right out of college with 6 grand, but things were alot different then, money was easier to get for builders and borrowers alike. Until I built 40 to 70 highend homes per year. I made a million dollars by the time I was 30 and when it crashed I got out without bankrupcy but I lost almost all of it.

You have to study the market, what people want, whats hot, whats not, what the other builders are doing, what the existing houses are doing, how the supply stacks up against demand then even with all that info it can change in a wink. In my experience, you may have to call ten business owners in order to find one who is willing to share his wisdom with you.

Industry expert Charlie Jenkins chalks up things such as poor decisions on land purchases and compromises on hiring decisions to a good-looking market. Once the market turns the other direction, however, everyone sings a different song. Do yourself a favor and get yourself organized.

Try dry runs for trade contractors. Pay your trades too early and you may not get them to finish the job, which creates a need for punch-out people, says consultant Chuck Shinn — and that leaves you to pay for the work twice.

Leaving money on the table by pulling all suppliers and trades through the same cost-reduction knot-hole.

Scott Sedam, TrueNorth, recommends against a one-size-fits-all approach to cost-savings in the trades and suppliers department. Continually hammer suppliers and trades to rebid and cut margins. Says consultant Chuck Shinn: Shinn recommends builders work backward from house sales price and keep land within market ratios of sales price.

Systems, Processes and Communication. You may have systems and processes in place, but do they work? Shinn recommends analyzing, documenting and streamlining processes for maximum impact. Your policies and procedures are only good if they are being followed by everyone in the firm. Urge your management team to get behind integrating the whole company.

Implement management software; create a central repository for information, spreadsheets and reports; and stop duplicating work. Do you know where you want your company to be in three to five years? Stay on course by developing a strategic plan. Shinn describes a good strategic plan as a written plan that helps guide decisions and actions; it should be reviewed and updated at least annually and should be used, not just put on a shelf or given to lenders.

Nothing will tire your staff quicker than a lack of communication. Keep the lines of communication open both to and from the management level. Would you want your next CEO to come straight out of high school? Not treating land and home building as separate profit centers. The dynamics of land and home building are quite different, says Shinn.
